that are invested in the office, retail, logistics/industrial, hospitality and residential
sectors in the Asia Pacific region. Complemented by its in-house real estate management services
and corporate division, ARA creates value in every stage of the asset life cycle.
ARA currently manages 10 REITs across four jurisdictions. These include Fortune
REIT, which is primary listed on the Stock Exchange of Hong Kong Limited (HKEx) and secondary listed on the Singapore Exchange Securities Trading Limited (SGX-ST), Suntec REIT and Cache REIT,
which are listed on the SGX-ST, Prosperity REIT and Hui Xian REIT, which are
listed on the HKEx, AmFIRST REIT, which is listed on Bursa Malaysia, and four
privately-held South Korean REITs, ARA-NPS Real Estate Investment Company, ARA-NPS REIT No. 2 and ARA Shinyoung REITs 1 and 2.
The revenue contributions from the REITs division include:
- base fees as a percentage of the gross property value of the assets
- variable fees as a percentage of the annual net property income of
the assets under management; and
- one-off acquisition or divestment fees as a percentage of the gross
property value of the assets acquired or divested.
ARA Private Funds is one of the leading private equity real estate managers
in Asia. Embracing an
investor-cum-operator philosophy, we have built up a team of over 600 real
estate professionals, located in 10 cities, to invest and manage properties
in multiple asset classes across Asia. A broad range of investors, including
public and private pension funds, sovereign wealth funds, endowment funds,
global institutional investors and high net-worth clients have placed their
trust in us, time and again.
The revenue contributions from the private funds division include:
- portfolio management fees as a percentage of the committed capital,
contributed capital or gross property value of the assets under
management, as the case may be;
- performance fees comprising a share of the returns of the funds above
certain hurdle rates; and
- return on seed capital.
The Group provides property management services and convention & exhibition
services under its real estate management services division. This comprises
the Group’s bespoke property management business, APM Group and Suntec
Singapore International Convention & Exhibition Services Pte. Ltd. (“Suntec

Comprising four divisions, ARA’s corporate office forms the mainstay of the company, providing critical operational support and management oversight of the ARA Group’s multiple business units and subsidiaries. Our corporate divisions include the Group Investment Office, responsible for driving ARA’s overall business development efforts and regional expansion, as well as Finance and Compliance, Human Resources and Corporate Development and Office Administration, each responsible for ensuring the efficient operation of our business units and the effective integration of our regional offices.
