Divisions

ARA has built a diverse suite of REITs and private real estate funds that are invested in the office, retail, logistics/industrial, hospitality and residential sectors. Complemented by its in-house real estate management services and corporate division, ARA creates value in every stage of the asset life cycle.

Reits

ARA directly manages 11 REITs across four jurisdictions. These include Fortune REIT, which is primary listed on the Stock Exchange of Hong Kong Limited (HKEx) and secondary listed on the Singapore Exchange Securities Trading Limited (SGX-ST), Suntec REIT and Cache REIT, which are listed on the SGX-ST, Prosperity REIT and Hui Xian REIT, which are listed on the HKEx and six privately-held South Korean REITs, ARA-NPS Real Estate Investment Company, ARA-NPS REIT No. 2, ARA Shinyoung REITs 1 and 2 and ARA-Alpharium REIT.

The revenue contributions from the REITs division include:

  • base fees as a percentage of the gross property value of the assets under management;
  • variable fees as a percentage of the annual net property income of the assets under management; and
  • one-off acquisition or divestment fees as a percentage of the gross property value of the assets acquired or divested.    

 

ARA Private Funds

ARA Private Funds is a private equity real estate manager and one of the industry leaders in the Asia Pacific region. Embracing an investor-cum-operator philosophy, we have built up a team of real estate professionals across the region to invest and manage properties in multiple asset classes.

Our experienced management team and successful track record have led a broad range of investors, including public and private pension funds, sovereign wealth funds, endowment funds, insurers, other institutional investors and high net-worth clients to place their trust in us, time and again.

The revenue contributions from the private funds division include:

  • portfolio management fees as a percentage of the committed capital, contributed capital or gross property value of the assets under management, as the case may be;
  • performance fees comprising a share of the returns of the funds above certain hurdle rates; and
  • return on seed capital.

 

Infrastructure
ARA Infrastructure was established in 2018 in response to strong investor demand for infrastructure investment. The team aims to take advantage of the rising opportunities in global infrastructure investing, particularly in the rapidly growing Asian market.

ARA Infrastructure comprises experienced infrastructure investment professionals with a strong track record of originating, acquiring and managing infrastructure assets globally, including in Asia. The team is well-supported by ARA’s well-established private funds management platform and the global infrastructure expertise of CK Infrastructure Holdings Limited.

REMS

The Group provides property management services and convention & exhibition services under its real estate management services division. This comprises the Group’s bespoke property management business, APM Group and Suntec Singapore International Convention & Exhibition Services Pte. Ltd. (“Suntec Singapore”).

The revenue contributions from the real estate management services division include:

  • property management fees as a percentage of the gross revenues or gross revenues and net property income of the assets under management;
  • convention & exhibition service fees as a percentage of the gross revenues of the assets under management; and
  • consultancy fees on a project basis.

 

Comprising five divisions, ARA’s corporate office forms the mainstay of the company, responsible for corporate strategy and planning for all business expansion initiatives and management oversight of the ARA Group’s multiple business units and subsidiaries and critical operational support.
